  • Management of booking systems and websites such as booking.com, airbnb.com, agoda.com. Here we develop professional advertisements with online platforms which have the highest bookings worldwide. Our goal is to achieve the highest possible occupancy while ensuring the villa is kept in top condition in order to achieve the highest possible return for you as the owner.
  • Creation of reports. As part of the marketing measures, you will also receive some updates and reports regularly. Such as guest reviews, clicks, booking requests and much more.
  • Creation of professional advertising photos and videos of your property. Aerial recordings are also possible with the use of drones. Here Doctor-Property works together with a professional team of experienced photographers. Pictures often say more than 1000 words. For this reason, we recommend this service and to make meaningful, but also highly professional images. The difference in bookings between using amateur and professional images can be as night and day.
  • Preparation of the property before arrival and follow-up inspection when your guests leave. Our cleaning team will perform all necessary cleaning and our Facility Manager will conduct a final inspection. Our goal is the complete satisfaction of your customers when they first enter. A quick, subpar cleaning of a property can quickly lead to a bad holiday mood among your guests. We would like to avoid this with our experienced team and pay close attention to the cleanliness of your villa.
  • Picking up guests from Koh Samui’s international airport. If requested, our chauffeur service will pick up your guests safely and punctually from the airport and transport them to the villa. Of course, a transfer to the airport is also possible and can be booked at the end of their stay. Our chauffeur service is staffed by well-trained and courteous drivers and vehicles with constant technical checks. The safety of your guests is important to us.
  • Check-in and check-out management. Your guests will be received by our manager on the day of arrival. All formalities of registration and payment (credit card payment) are carried out. Afterwards, your guests will receive a complete welcome briefing and explanation of any safety information.
  • Registration of your guests with the state registration office. Doctor-Property will carry out the legally required guest registration. For this we will forward all the necessary data to the Immigration Office.
  • Cleaning the property and the swimming pool. Care and maintenance of the garden. Our cleaning team will clean your villa or apartment professionally and thoroughly at defined time intervals. These time intervals will be discussed and defined together with you and our Facility Manager. Our cleaning team for the pool service will regularly check the chemical data of the water quality and, if necessary, take the necessary measures that guarantee the best quality of your water. Of course, each time the pool is cleaned, the floor and the relevant areas are carefully treated. After reviewing your property, our garden team will also define time intervals and discuss with you how often the garden has to be watered or which work has to be done regularly.
  • Carrying out maintenance work and light repairs on your property. Our facility manager has many years of experience and will immediately report any damage and necessary repairs. The regular maintenance of maintenance-required devices (extractor hood, pumps and technical devices) is also carried out. In the case of minor damage, maintenance is carried out directly. However, in the case of larger and more expensive work, coordination takes place beforehand with you as the owner.
  • Laundry. Here we will determine together with you a suitable interval for you to have all towels, bed linen and miscellaneous cleaned. Your guests will also have the opportunity to have a personal item laundered. Here the billing is done directly with your guests.
  • Pest control. At regular intervals, a precaution against all pests (mosquitoes, rats, mice, snakes and cockroaches) is required and advisable. This precaution is particularly recommended on tropical islands. You and your guests want to spend the best possible time on Koh Samui and not have to deal with small pests. Doctor-Property takes care of it all.
  • Billing management for electricity, water, taxes and guest bills. You will receive a monthly statement of rental income electronically. At the end of the year, we will provide you with a complete statement, of course with all utility consumption values, income and taxes. The transfer of rental income is made every 3 months (minimum 5,000 THB) to an account specified by you.
  • Legal advice on request. If you need legal support in any form. Whether applying for a visa or a license, we can take care of this matter in cooperation with a local lawyer.
  • Permanent contact person for your guests. Here you and your guests receive a permanent contact (emergency telephone) to one of our managers. Our team is at your disposal 24 hours a day for problems and other important matters where you need local help and need to act immediately.
  • Rental and delivery of rental cars and scooters. If you wish, or your guests a rental car or a moped scooter, then we can deliver these vehicles to your doorstep with very good offers. Ask for our current prices!
  • Creation of an inventory list. When commissioning the management of your villa, we will first set up an inventory list. Here are all items, such as furniture, laundry, kitchen utensils, … listed. Each time you check out your guests, this list will be checked for completeness.

  • Production of your own consumables and utensils with your own brand name of the villa or apartment. You can, for example, put your own logo on bathrobes, slippers, beach towels, shampoos, shower sets and much more. This creates trust and ensure that your guests remember the name of your villa making it a guarantee that your brand is synonymous with great memories.
