Jede Residenz verfügt über 3 Schlafzimmer und 3,5 Badezimmer, darunter eine private Master-Suite sowie zwei weitere Gästezimmer. Die Villen bieten eine Innen- und Außenfläche von ca. 233 m² auf privaten Grundstücken ab 300 m². Der Meerblick ist ein prägendes Merkmal dieses zweistöckigen Villentyps.
Jede Villa umfasst einen privaten Swimmingpool, eine Terrasse, einen angelegten Garten sowie private Parkmöglichkeiten. Zur Standardausstattung gehören Inverter-Klimaanlagen in allen Bereichen, ausgestattete Badezimmer, Innen- und Außenbeleuchtung, Poolpumpen und Filteranlagen, private Umzäunung sowie ein Eingangstor. Die isolierte Dachkonstruktion und das Doppelwandsystem sollen den Wärmeeintrag im tropischen Klima von Koh Samui reduzieren.
Plai Laem bietet eine vorteilhafte Lage im Nordosten von Koh Samui, nahe Choeng Mon, Big Buddha sowie einer großen Auswahl an Stränden, Restaurants, Cafés, Einkaufsmöglichkeiten und dem internationalen Flughafen Samui. Auch das Ritz-Carlton, Koh Samui, befindet sich in der Nähe. Diese Verbindung aus privater Wohnlage und guter Erreichbarkeit etablierter Lifestyle-Destinationen eignet sich sowohl zur Eigennutzung als auch als potenzielle Ferienvermietung; Mieteinnahmen können jedoch nicht garantiert werden.
Die Anlage bietet eine geschlossene Wohnanlage, 24-Stunden-Sicherheitsdienst, eine breite 6-Meter-Zufahrtsstraße, angelegte Gemeinschaftsflächen, Anlagenbeleuchtung, Reinigung sowie die Instandhaltung der internen Straßen.
Optionale Möbel- und Solarpakete sind verfügbar. Das Solarpaket umfasst die Installation und eine 40-kWh-Batterie; größere Anlagen können individuell geplant werden. Für diesen zweistöckigen Villentyp ist außerdem ein optionaler privater Fitnessraum-Ausbau verfügbar.
Die Villen werden auf 30-jähriger Leasehold-Basis angeboten. Die jährliche Grundstückspacht beträgt netto THB 100.000; die ersten zwei Jahre sind im Voraus zahlbar, danach erhöht sich die Pacht alle fünf Jahre fest um 5 %. Die Gemeinschaftsgebühren betragen ca. THB 5.000–6.000 pro Monat und Villa.
Der Zahlungsplan beginnt mit einer Reservierungsanzahlung von THB 200.000, gefolgt von 30 % bei Vertragsunterzeichnung, 25 % nach Fertigstellung von Rohbau und Dach, 25 % beim Innenausbau, 15 % beim Außenbereich und 5 % bei der finalen Übergabe. Das Projekt wird off-plan errichtet; die Fertigstellung ist derzeit für Q4 2027 vorgesehen, die ersten Villen werden voraussichtlich ab Q3 2027 fertiggestellt.
